If our office finds the buyer we reduce the commission to 3% and then the full 4.5% applies when an outside agent finds the buyer. This makes your property very attractive to all the agents that have access to the local multiple listing service and thus saves you money by reducing your costs of selling or allows you to price the home lower than the others for a faster sale.
